The core of a mortgage payment is principal and interest, calculated with the same amortized formula as any loan: M = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ − 1], where P is the loan amount (home price minus down payment), r is the monthly rate, and n is the number of payments. But lenders usually collect more each month into an escrow account, so the real payment is 'PITI': Principal, Interest, Taxes (property tax ÷ 12), and Insurance (homeowners insurance ÷ 12), plus PMI if applicable and any HOA dues. PMI is typically required when your down payment is under 20% of the price and is dropped once you cross that equity threshold — so increasing the down payment can both lower the loan and remove PMI. The amortization schedule shows how decades of payments shift from interest-heavy to principal-heavy. What is PITI?

What is PMI and when do I pay it?

How does the down payment affect the payment?
